How to support us with Direct Loans

That we had the possibility to acquire such a building is a rare chance in big cities. The purchase price was far below what it would have been for such an object in that area, had it been offered on the overheated Berlin real estate market. On the other hand, given the accumulated needs for renovation, it should be enjoyed cautiously as the costs of the upcoming construction and renovation measures must also be covered. This can only be done with your support: the Kumi*13 is financed in solidarity, like every project of the Mietshäuser Syndikat. In order to raise the necessary equity capital for our project, we rely on smaller and larger direct loans from private supporters. What we can offer is a sustainable, charitable and solidary investment.

Is it a risk to give us a direct credit? Yes – we are not a bank and we can not provide any legal security except our house. And no – the solid design of our rents ensures the reliable reimbursement of the loans. In addition, our security also lies in the solidary and socially acceptable treatment of all those involved: by joining the Mietshäuser Syndikat, we can rely on the infrastructure and experience of over 140 successful projects of this kind and know that the model proves itself in practice. FAQ Direct Loans

What are direct loans?
Direct loans are many small (and larger) sums of money that are directly lent to us by private supporters. Direct loans offer you, as investors, the possibility of a transparent, local, socially and ecologically sustainable investment. You receive the certainty that your money „works“ for social purposes: with your investment and in the network of the Mietshäuser Syndikat, we secure permanently affordable housing and commercial space and we make room for neighborly encounters and socio-cultural uses. You can, at any time, see on-site what is happening with your money.

The direct credits are also accepted by the bank as equity and thus enable us to obtain the necessary bank loan for the purchase, the conservation and the ecologically sound renovation of the building. You are thus directly involved in taking the house off the real estate market and, doing so, in acting against housing speculation in the long term. On the other hand, a sufficient number of low-interest direct loans helps to keep rents at a socially acceptable level.

The conditions:
Is there an interest on direct loans? More of a savings account than a real estate fund! We do not pay high interest rates because we are a social project. Between 0% and 1%, you decide how much interest you will receive, regardless of the amount and duration of your loan. The lower the interest, the greater the financial leeway for our project. Direct loans are a solidary investment – a private enrichment through profits or speculation is excluded by the model of the Mietshäuser Syndikat.

How high can / should a direct credit be? Direct loans can be made available from 1.000 €, gladly in the amount of 5.000 €, 10.000 €, 50.000 € or more. We appreciate any support – 1,000 times 1,000 are also a million!

Duration and Termination: direct loans are generally fixed for an indefinite period with a notice period of three months, or of six months for loans over € 10,000. Also, the allowance of temporary loans is possible. Long terms allow us a high degree of planning security and a low administrative burden. When canceling large amounts of credit, please contact us as soon as possible, so that we can plan well.

Which guarantees despite the subordination clause? Direct loans are so-called subordinated loans with a qualified subordination clause. This clause states, on the one hand, that in the event of an economic bottleneck of the project, the direct credits can not be repaid within the agreed period of notice, if this endangers the solvency of our GmbH. On the other hand, in the event of bankruptcy, first the bank credit and the claims of all other non-subordinated creditors are serviced and then only the direct creditors. This also means that in the worst case it can lead to a complete loss of the money you have invested.

This means that there is no securitized asset. Which guarantee, then? The financing model of the Mietshäuser Syndikat is a tried and tested model of success with many years of experience in the development of alternative housing projects. Under the umbrella of the syndicate, well-functioning projects have been carried out by numerous persons throughout Germany for more than 20 years. Currently, there are 142 realized projects nationwide with a total investment volume of approximately 130 million euros. The Mietshäuser Syndikat is also a solidarity grouping that allows us to draw on the know-how and experience of already established projects. Our project Kumi * 13 has solid financing. Our financing plan is drawn up in close cooperation with the bank, which also finances us. The funds from the direct loans will only be called up when we have concluded a contract with the financing bank and the financing of the entire project is thus completely secured. Our calculation is based on the project’s economic profitability through current and future rental income. These guarantee the reliable reimbursement of the loans.

Legal Note to the Investment Act: Since 2015, direct loans are regarded as investments and are subject to the regulations and provisions of the Investment Act. For each investment (0% interest, 0.1% interest, 0.2% interest, 0.3% interest, 0.4% interest, 0.5% interest, 0.6% interest, 0.7% Interest, 0.8% interest, 0.9% interest, 1.0% interest,) we accept within twelve months up to a total of € 100,000 (investment type 1). There is therefore no requirement for a prospectus under the Investment Act.

You can request the forms for direct loans by e-mail. We will then send them to you as desired (by post in duplicate or by e-mail).

  • Fill the loan agreement in duplicate and send it back to us by post.
  • You will receive a signed copy of the contract by post.
  • Please then pay your loan amount to the account of GLIK GmbH.
  • Once a year or on request we will send you a bank statement about your loan.
